We don't use stock photography to represent our work. If you want to see more, we're happy to share additional documentation from completed projects during your application review.
Membership
Day 1 — Your membership is confirmed. Day 2 — We contact you personally to introduce ourselves and schedule your first visit. Day 7 — First welcome visit. We walk your home completely, document every system, and note anything that needs attention. Day 8 — You receive your first PDF report with the complete state of your property.
From that point forward, your home has a record. Every visit builds on the last one.
3-month minimum. After that, month to month.
Cancel anytime with 30 days notice. No penalties. No questions.
We'd rather earn your membership every month than lock you into something you don't value.

Everything we commit to is in writing — response times, what's included in each visit, and what happens if we don't deliver. You'll have it before you sign anything.
40 residences is not a marketing number. It's the maximum we can serve without compromising the quality our current members expect.
When we're full, we stop accepting applications. Our current members' experience always comes first. If we ever grow beyond that, it will be because we've built the infrastructure to maintain the same standard — not because we needed the revenue.
Service & Response
Signature members: 48-hour response during business hours. Private Care members: 24-hour response, including weekends. LIVALU Black members: same-day response, direct line to the director.
For genuine emergencies — active leak, structural concern, safety issue — we respond outside those windows regardless of plan. We document what qualifies as an emergency in your membership agreement so there's no ambiguity.
Our team is made up of people we've worked with before — tradespeople and specialists we know personally, whose work we've seen firsthand, and whose standards match ours.
We don't hire through platforms or bring in strangers. Every person who enters your home has a history with us. Fully insured.
Included in every scheduled visit: Complete diagnostic walkthrough · Minor repairs up to 1 hour of labor · Full written PDF report · Recommendations for the next 6 months.
Not included — member rate applies: Work beyond 1 hour of labor · Materials (always at actual cost, no markup) · Remodeling or structural projects.

No. There are no sensors, no devices to install, and no hardware involved.
The system works differently: every time the contractor visits your home, they document the real condition of each system — roof, plumbing, electrical, HVAC, exterior. That data is entered directly into the system.
