Two homes. One project.
This duplex in April Sound, Montgomery County, Texas was delivered as a complete ground-up new construction project — two independent 2-story residential units built simultaneously on a single lot, from site clearing and foundation through final finish and inspection.
Each unit features a 2-car attached garage, open-plan living and kitchen on the first floor, and bedrooms on the second. The exterior combines natural stone veneer with fiber cement siding in a bold blue-and-cream palette, designed to stand out in the neighborhood while maintaining a classic residential character.
LIVALU managed the full scope: site preparation, foundation engineering, structural framing, MEP rough-in, insulation, drywall, cabinetry, flooring, tile, fixtures, and final punch-out. All photography on this page documents the actual project.
